The Role: Maintenance Craftsperson - Plumber

JOB SUMMARY

The Southern Trust Estates Department provides a critical service to the Trust. Estates directly impacts on frontline clinical care and delivery, infection prevention and control, and efficiency and sustainability across the Trust. The effectiveness of the Estates service is governed by the skills; experience, professionalism and productivity of the Estates trade staff.

The post holder will be responsible for maintaining engineering equipment throughout the estate in line with his / her core specialist skills and experience as and when required by the trust. The post holder will also be required to work as part of a team in providing a comprehensive equipment repair and maintenance service, involving routine and non -routine activities to a wide range of engineering plant, equipment & building services.

The Trust may create a waiting list for a future permanent full-time Band 4 Maintenance Craftsperson - Plumber post which may arise within the Southern Health and Social Care Trust over the next 9-12 months.

KEY DUTIES/RESPONSIBILITIES

  • To understand the workings of engineering services and systems in NHS/Trust premises. Ensuring that they are maintained to a high standard and that all plant and equipment are utilised in a safe and efficient manner.
  • Diagnose and repair faults in engineering installations and associated plant and equipment, deal with new situations as they arise and ensure any outstanding fault, defect or malfunction of plant, is speedily reported to the relevant Maintenance Team Leader/Manager in order to effect appropriate repair.
  • Work with the Maintenance Team Leader in using the BackTraq/MiCAD system to receive, update and close off requests and update records. Ensure a request is raised to cover all activities undertaken to ensure Estates has full visibility of trade staff hours, productivity and activities for trend analysis and continuous improvement.
  • To respond to breakdowns of service equipment, carry out testing, maintenance, diagnose faults and carry out appropriate and timely repairs in a safe working order to all identified engineering services plant and equipment.
  • Carry out planned maintenance, routine checks and inspections. Develop PPM's for building / facilities / services / plants / assets / equipment using your skills and experience.
  • The post holder will be expected to perform the role 'Competent Person' in relation to a range of specialist engineering systems as defined by Health Technical Memoranda.
  • Use your skills and experience to undertake inspections of practically completed projects / works and newly handed over areas / plant / equipment in order to identify any operation and maintenance constraints, safety hazards / risks and performance issues.
  • Review handover documents, O&M manuals and drawings to identify PPM and servicing needs and assist in scheduling and programming these on the BackTraq/MiCAD system when instructed by the Maintenance Team Leader.
  • Use drawings and manuals to diagnose faults and maintain plant and equipment.
  • Liaise with manufactures, service engineers and contractors to obtain information on operation, maintenance, life cycle and proper disposal of assets / components / equipment.
  • To assist in the isolation of mechanical services to enable work to be carried out safely either by yourself or others, as required.
  • Follow department policies and comment on as appropriate. Use appropriate PPE and carry out mental risk assessments when carrying out tasks to ensure the safety of yourself, and others.
  • To work collaboratively, understand the inter-relationship between the various trades and other works/estates staff, carrying out a varied range of work outside main trade discipline e.g. Connection and disconnection of electrical plant. Diagnostics and testing of assets / equipment(e.g. electro/mechanical equipment, AHU's, boiler plant, water systems, water softeners, etc).
  • To instruct and pass on knowledge and experience to other members of the Estates team. To be mindful of the need for the safe, secure, storage and usage of plant, equipment, stock and tools.
  • Be available to undertake emergency and urgent works, which includes working outside normal working hours or through breaks from time to time. Overtime will be paid at established rates or the Maintenance Team Leader may authorise time off in lieu.
  • Participate in the (emergency) on-call rota for your discipline.
  • To undertake training where necessary, either on or off site, to learn new techniques and gain further knowledge and skills and comply with legislation and competence requirements of the post.
  • Fully comply with fire and health and safety policies and procedures. Remain vigilant and report any hazards, risks, non-compliances or opportunities for continuous improvement. Maintain workplace / workshop / stores and plant rooms in a clean, tidy and organised manner.
  • Carry a trust communication device e.g. pager / mobile.

  • The post holder will promote and support effective team working, fostering a culture of openness and transparency.
  • The post holder will ensure that they take all concerns raised with them seriously and act in accordance with the Trust's 'Your Right to Raise a Concern (Whistleblowing)' policy and their professional code of conduct, where applicable.

GENERAL REQUIREMENTS

The post holder will be required to:

  • Take responsibility to minimise the Trust's environmental impact wherever possible. This will include recycling, switching off lights, computers, monitors and equipment when not in use. Helping to reduce paper waste by minimising printing/copying and reducing water usage, reporting faults and heating/cooling concerns promptly and minimising travel.

Other duties of a similar nature and appropriate to the grade may be assigned from time to time.

It is a standard condition that all Trust staff may be required to serve at any location within the Trust's area, as needs of the service demand.

Hours of work: Full-Time - 37.5 hours

Requirements:

  • Working knowledge and experience in the installation and maintenance of industrial and/or commercial hot and cold water plant and plumbing distribution systems.

  • Completed a recognised CITB Plumbing apprenticeship or equivalent approved training
    • Please note: It is the applicant's responsibility to provide full details of his/her apprenticeship on their application form.

AND

  • In addition to his/her apprenticeship, the applicant must hold a NVQ level 3 or equivalent City & Guilds Qualification in Plumbing together with a minimum of two years post apprenticeship experience.

OR

  • Alternatively but in addition to his/her apprenticeship, the applicant must hold a NVQ level 2 City & Guilds or equivalent Qualification in Plumbing (or higher) together with a minimum of five years post apprenticeship experience.

Other: Hold a current full driving licence which is valid for use in the UK and have access to a car on appointment. This criteria will be waived in the case of applicants whose disability prohibits driving but who have access to a form of transport approved by the Trust which will permit them to carry out the duties of the post.
