Job Title: Project Manager - Asset Management
Location: Newtownards
Salary: £18.72 per hour
Duration: Temporary ongoing
Hours: Monday to Friday, 9am - 5pm
About the Role
We are seeking a skilled Project Manager to join our client a large public sector organisation to lead the delivery of planned and cyclical maintenance projects within our clients Asset Management Directorate.
You'll be responsible for the end-to-end delivery of complex construction and maintenance schemes - from feasibility studies and contractor management to performance reporting and stakeholder engagement. This is an exciting opportunity to work at scale while improving housing standards across NI.
Key Responsibilities
- Lead the planning and delivery of high-value maintenance and reinvestment projects to time, quality, and budget.
- Manage consultants and contractors, ensuring compliance with NEC contracts and client governance standards.
- Conduct feasibility studies, cost monitoring, and risk assessments.
- Ensure effective stakeholder communication, including tenants, staff, local authorities, and community groups.
- Track and report on Key Performance Indicators (KPIs), cost data, and project progress.
- Provide technical guidance to internal teams and resolve complaints or quality issues swiftly.
- Maintain strong working relationships with internal and external partners, ensuring best value and high service performance.
Essential Criteria
To be eligible, you must meet one of the following qualification and experience requirements:
- A degree (Level 6) in a Building/Construction-related field plus 1 year's relevant experience.
- OR a BTEC Higher (Level 5) in a related field plus 2 years' relevant experience.
- OR equivalent CPD/experiential learning plus 3 years' relevant experience.
You must also demonstrate experience in at least 3 of the following:
- Managing NEC or equivalent construction contracts within budget.
- Delivering projects to agreed targets and engaging stakeholders.
- Contributing to performance reporting and KPI delivery.
- Collecting and analysing performance data in construction/maintenance contexts.
- Providing technical advice on maintenance contracts.
Additional Requirements
- Understanding of NEC 3 or NEC 4 contracts and good governance in project management (assessed at interview).
- Strong planning, interpersonal, and customer service skills (assessed at interview).
- A current valid driving licence or access to transport to fulfil job duties.
