Job description
Staffline Recruitment are delighted to announce a new permanent exciting role for Construction Contract Managers in Dublin.
Successful applicants will be invited for a brief phone conversation to discuss the role in more detail. This will be followed by an interview with our client.
Job Title: Contracts Manager
Roles and Responsibilites
- Implement Environmental and Health & Safety Management procedures
- Ensure safety inspections are implemented and manage the health, safety and welfare responsibilities as detailed in the Company's Policy.
- Responsible for all pre-construction management.
- Work with the Project Director and Commercial Director to ensure all Contract documentation, Bonds, Insurances are in place prior to Project commencement
- Work with the Project Director and Commercial Director and develop the Risk register with mitigation measures identified and implemented during the various stages of the project; ensure the Construction team are appraised of both the risks and the mitigation measures.
- Develop Contract Programmes, Construction Programmes and methodology with the assistance of the Contracts Planner and communicate to site management.
- Develop and implement short term programmes with key sub-contractors at various stages of the project
- Assist the Site Team when required and liaise with high level Sub-Contract Management, to ensure corrective actions are implemented when necessary if there are any problems with the progress or quality of the works
- Issue appropriate contractual notifications to either Sub-Contractors or the Contract Administrator when the works are in delay or have the potential to be delayed
- Arrange, Chair and Record Subcontractor Pre-Start Meetings and attend Sub[1]Contractor progress meetings when necessary
- Complete the Formal appointments of Temporary Works Coordinator, Temporary Works Designers and Temporary Works Supervisors
- Produce the Sub-Contractor & GA Material Procurement Schedules and manage / track progress of procurement during the project
- Review designs in advance of Construction Programme for any Buildability issues.
- Attend Design Team Meetings with Sub-Contractors
- Gain a full understanding of the Employers Requirements, Contractors Proposals, detailed design and specification and maintain full knowledge of these during the construction process and ensure that the information is disseminated to the Team and the relevant Sub-Contractors
- Monitor the Quality Assurance / Snagging System during the construction stage of the project and post completion. The Contracts Manager will be the main point of contact for all post completion issues ensuring timely and efficient response to any defects or any other matters raised by the Client after Practical Completion.
- Establish, maintain and build good relations with clients as well as their representatives, design teams and neighbours - this includes management of initiatives such as the Considerate Contracts Scheme.
- Undertake all relevant training and development activities as required
- Continually develop knowledge of innovative construction techniques and products to enhance the business and fulfil company CPD requirements.
- Produce and present Monthly Progress reports to the Client Team.
- Liaise closely with the Contract Surveyor on all elements of Commercial Management,
- Liaise closely with the Project Director / Contracts Surveyor.
- Prepare frequent Contract Review Reports for presentation and discussion with our Board; this includes detailed reviews with the Contracts Surveyor.
- Ensure the development, collation and submission of all Project Handover documentation.
- Complete the Sub-Contractor Performance Ratings on Gateway
- Carry out HR management practices in line with the Company policies, strategies and initiatives; this includes managing individual performances and may include participation in formal disciplinary matters as and when required
- Attend Industry dinners, functions, seminars etc., as required on behalf of the Company.
- Contribute to the Company's Corporate Social Responsibility initiatives.
- Take an active role in the recruitment and selection process as and when required.
- Fulfil the role of mentor as and when required
