Location: Holywood
Salary: £25,459 - £27,144 per annum (rising annually, currently under review) + £40 daily on-call retainer (average 10 days per month)

About the Role
We are seeking a Senior Maintenance Worker to join our client's team in Holywood. This is a hands-on role involving a variety of maintenance tasks, ensuring the upkeep of buildings and grounds across the site. The successful candidate will also participate in the on-call facilities rota system.
Key Responsibilities
General & Preventative Maintenance
- Carry out plastering, basic joinery, decorating, and minor building works
- Install and repair appliances and equipment (e.g., washing machines, fridges)
- Manage general sewage, drainage, and grounds work
- Ensure rooms are prepared efficiently for new admissions
- Maintain accurate records of all maintenance tasks using the online system
- Develop a preventative maintenance schedule to proactively address potential issues
Emergency & On-Call Responsibilities
- Respond promptly to emergency maintenance issues
- Work alongside emergency services or external contractors when required
- Support the development of emergency response plans
Health, Safety & Compliance
- Conduct risk assessments and ensure compliance with Health & Safety regulations (COSHH, fire safety, manual handling)
- Maintain accurate safety documentation and checks
- Identify and report any unsafe conditions, damage, or near misses
Supervision & Team Support
- Provide leadership and guidance to the maintenance team
- Assist in the training and induction of new staff
- Monitor performance and provide feedback
Sustainability & Facilities Management
- Promote energy-efficient solutions and sustainable maintenance practices
- Oversee biomass boiler maintenance and plumbing systems
- Ensure compliance with environmental standards
Candidate Requirements
Essential Criteria
- City & Guilds Level 3 / NVQ Level 3 in Building Maintenance or a relevant trade
- Five years' experience in a maintenance/building trade-related role
- Ability to plan and prioritise maintenance work
- Strong knowledge of plumbing systems and biomass boiler operations
- Experience in tiling, grouting, plastering, bricklaying, plumbing, and carpentry
- Full UK driving licence (or alternative mobility solution if required)
- Flexibility to work weekends and participate in on-call duties
Desirable Criteria
- Valid CSR card (or willingness to obtain within four months)
- Experience managing maintenance records and documentation
- Clean driving licence (with no more than six penalty points)
