Rate of Pay: £16.90 per hour
Hours: Monday to Friday, 9:00am-5:00pm
About the Role
We are currently recruiting for a Patch Manager to work within a busy housing environment in the Banbridge area.
This is a varied role combining housing management, property and estate management, customer service and community engagement. You will manage a designated patch, working closely with tenants, contractors, colleagues and external stakeholders to ensure properties, tenancies and local communities are effectively supported.
Key Responsibilities
- Manage a designated patch of Housing Executive properties and tenancies.
- Carry out property inspections, including pre- and post-repair inspections, change of tenancy inspections and inspections following fire or flood damage.
- Work closely with contractors to ensure maintenance and repair works are completed to the required standard and within agreed timescales.
- Authorise works and payments within delegated limits and maintain accurate records and systems.
- Manage rent accounts, monitor arrears and use relevant reports and information to support effective income collection.
- Manage anti-social behaviour cases and work with colleagues, residents and external agencies to resolve issues.
- Assess transfer and housing applications, including carrying out property and customer visits where required.
- Support tenancy sustainment by providing tenants with appropriate advice, information and signposting to relevant support services.
- Liaise with tenants and customers regarding repairs, housing matters, tenancy issues and the progress of works.
- Work with contractors, internal teams, community representatives and external stakeholders to resolve issues and maintain effective services.
- Support estate management and community safety within the local area.
- Ensure relevant records, paperwork and systems are kept accurate and up to date.
- Carry out ad-hoc inspections and other housing-related duties as required.
What We're Looking For
The successful candidate will have:
- At least 5 years' relevant experience, including a minimum of 4 years' experience within social housing.
- A trade background.
- A Level 3 qualification in a construction-related trade.
- Strong communication and interpersonal skills.
- Good practical application of technical knowledge.
- The ability to work effectively as part of a team and with a range of stakeholders.
- A strong customer-focused approach.
- Excellent organisational skills and the ability to manage competing priorities.
- The ability to maintain accurate and timely records.
- A current driving licence or access to suitable transport to meet the requirements of the role.
