About the Role
We are currently recruiting for a Maintenance Officer to support the delivery of an effective maintenance service across residential properties in the Lisburn area.
This is a varied role where you will play an important part in ensuring that maintenance and repair works are completed to the required cost, quality and time standards, while helping to ensure homes are maintained to a high standard and are suitable for tenants.
You will carry out property inspections, monitor completed works, liaise with contractors and provide advice and information to tenants regarding maintenance works and responsibilities.
Key Responsibilities
- Carry out inspections of properties to an agreed timetable and identify maintenance works required.
- Authorise contractors to carry out necessary maintenance and repair works.
- Inspect completed works to ensure they meet the required quality and workmanship standards.
- Authorise payment for completed works where the required standards have been met.
- Liaise with contractors to identify deficiencies and ensure appropriate remedial action is taken.
- Advise tenants on maintenance policies and their responsibilities for maintaining certain items within their homes.
- Keep tenants informed about the progress and expected timescales of maintenance works.
- Liaise with other Housing Executive staff to ensure maintenance requirements are identified and addressed.
- Help ensure properties vacated through changes of tenancy receive the necessary works.
- Support the timely preparation of properties so they can be re-let as quickly as possible.
- Ensure maintenance works are delivered in accordance with relevant contracts, policies and procedures.
- Maintain effective communication with contractors, colleagues and tenants throughout the maintenance process.
What We're Looking For
The successful candidate will have one of the following:
- A Degree in Building Studies or equivalent, plus at least 1 year's relevant experience; or
- A BTEC Higher Diploma in Building Studies or equivalent, plus at least 2 years' relevant experience; or
- A minimum of 4 years' relevant experience.
Relevant experience will include working in the design, improvement or maintenance of domestic properties.
You will also need:
- At least 5 years' relevant experience.
- Good IT skills, with an intermediate level of IT proficiency.
- Strong knowledge of property maintenance and repair requirements.
- Good inspection and quality-checking skills.
- The ability to communicate effectively with tenants, contractors and colleagues.
- Strong organisational and time-management skills.
- The ability to identify issues and ensure appropriate remedial action is taken.
